Centuria Urban Village

Centuria Urban Village was developed by Lake Placid Group of Companies and is located at 1160 Bernard Avenue in Kelowna on 2.43 acres. Centuria Urban Village is 16 floors with 151 residential condominium units including 9 ground entry town-house units terraced over 50,000 square feet (31,128 square meters) of retail and commercial offices. The project consists of 25 floor plans from 2 bedroom units to penthouses (from 1050 sqft to 3,960 sqft).

Certuria Urban Village is located near downtown Kelowna, in the Glenmore neighborhood. With its unique shape and layout allow for residents to maximize lake and mountain views. It also has a Walk Score of 81 (out of 100) and a Bike Score of 83 (out of 100) which has led to a category of Very Walkable and Very Bikeable. 

This project boasts of a 3 acre underground secured parkade (297 parking stalls) including other features such as an on-site car wash, bike storage, locker storage, outdoor swimming pool, hot tub, fitness center, steam room and infrared sauna room.

History of Centuria Urban Village

Centuria Urban Village site was originally home to a 72,528 square foot grocery store owned and operated Martin Ruf. By Derek Ruf his grandparents Martin & Margy Ruf were the original ownersThe grocery store was called the People’s Food Market Limited (as illustrated herein compliments of grandson Derek Ruf), from 1956 until Martin Ruf sold it in 1992 to Peoples IGA, located at 1120 Bernard Avenue. 

The site was also home to a funeral home (Day’s Garden Chapel at 1143 Bernard Avenue and 3 single family dwellings from about 1956 – 2002. 

Design/Construction of Centuria Urban Village

An application was submitted to the Planning and Development Services Department at the City of Kelowna, to rezone the property from commercial to High Density Housing. 

This project was designed by BKDI Architects a leading architectural firm in western Canada. Their work illustrates diversity and innovation with a portfolio that includes architecture, interior design, landscape architecture, urban design, and graphic design. BKDI has always had green construction strategy at its core.

Sod turning ceremony for Centuria Urban Village occurred on September 9, 2005, with Mayor Gray and developer’s team Lake Placid Group of Companies.

The building features unique architectural considerations, including a cascading terrace roofline, multiple recesses, balcony and corners. 

Lake Placid Group of Companies won two major awards for Centuria Urban Village. In the CHBA Tommie awards Lake Placid Group was awarded a Silver in the category of “Excellence in Creating a HI-Rise Multi-family Development” and won the Grand Tommie Gold for “Residential Development of the Year”.  

Hydro mobile mast climbers were chosen as the most cost-efficient solution to access every foot of façade, even in the most restricted areas. 12 climbers were used, each of them covering 60 lineal feet and lifting up to 18,800 pounds of materials and personnel. 

Due to the cascading terraces, some mast climbers even had to be installed with the base inside the building and the masts extended through the roof. Hydro mobile mast climbers proved to be versatile as all the steps of the masonry work were easily completed, including the installation of angle irons, vapor barriers and brick ties, to the bricklaying and washing processes.

As previously stated, Centuria Urban Village boasts of many amenities such as a bike rooms, storage lockers, multi-purpose room, 3 elevators, on-site car wash, outdoor swimming pool, hot tub, fitness center, steam room, infrared sauna to name a few as indicated by the graphics below.

The commercial retail and office portion of Centuria Urban Village is owned by Skyline Property Management in Edmonton, Alberta. As previously stated, Centuria Urban Village has over 500,000 square feet (31,128 square meters) of commercial retail and office space.
